In January 2021, the Portuguese Ministry of the Interior amended the Golden Residence Permit Act to keep the amount of property investment in the first three cases unchanged, but to impose regional restrictions on the nature of the property that can be invested, as follows:

Residential properties: only properties located in the Portuguese interior and in the Azores and Madeira;

Non-residential real estate (including commercial real estate, tourism real estate, service real estate): can invest in any part of Portugal, including Lisbon, Porto and other coastal cities.

The amendment will come into force on January 1, 2022.
