When purchasing land in the Philippines and transferring land property rights, the following expenses generally occur:

Seller:

* Unpaid Real Estate Taxes

* Capital Gains Tax (Capital Gains Tax): equivalent to 6% of the selling price of the sales contract.

Buyers:

* Registration Fee (Registration Fee): equivalent to 0.25% of the selling price

* Transfer Tax (Transfer Tax): equivalent to 0.5% of the selling price (in other provinces) or 0.75%(in Manila)

* Stamp Tax (Documentary Stamp Tax): equivalent to 1.5% of the selling price (this is paid by the buyer or seller according to the agreement. However, usually, it is borne by the buyer.)

* Miscellaneous expenses in the registration process.
